As a person who has sold many of my own homes in various markets, and also as a home stager, I can say that getting the right ingredients is the key to making a quick home sale in a slow market. Price is extremely important, but if the price is right, but the MLS photos show a home that is not appealing, few Buyers will want to waste their time on seeing your home, particularly when there are many homes being offered. First impressions are most important, and the most visually appealing homes will get the first showings. Consider home staging and photography by a professional to be essential to merchandising your home---right up there with having a great agent. Then, with correct pricing, your home will have the buzz to drive traffic and get offers for a timely home sale. Your realtor can help you find the best professionals to help you merchandise your home. In the long run, an investment in this kind of merchandising will deliver a speedier sale, and will avoid the trap of pricing high and lowering your asking price again and again until the sale.

Maximize EVERY showing, "lights, camera, action"

You should be ready for a showing anytime, lights on (at least in the main rooms of the house to garner a good first impression) home clean, no odors.
